RENT TO OWN PROGRAM!!!

Rent to Own is designed for people who want the comfort, privacy, quality of life, and pride of having their own home, but for one reason or another, are not in a position to qualify for traditional financing at this time. Rent to Own is like buying a home on contract directly from the seller, but no down payment is required and credit history doesn't matter! Even if you just experienced a foreclosure, we can help you to get a fresh start. Here is how a rent to own works:

We start by finding a home that meets your needs and wants. You offer 1 month rent, or up to 20% option consideration. The more the option consideration, the lower the monthly payment. The option consideration allows you the option of purchasing the house when you are ready, at a predetermined price! This allows you to typically buy the home below market value when you are ready to buy, and can help you to qualify for traditional financing. Every monthly lease payment made on time receives a rent credit. In other words, a portion of the rent is applied toward the purchase price, you are building equity!

At the end of the lease, you have three options:
1. You may acquire traditional financing and purchase the home.
2. You may extend the lease/option, or move up to another home.
3. You may walk away from the home just like a regular lease.

BONUS: I offer you two other unique benefits.
1. Purchase any of my homes with your rent credits! When you are ready to purchase a home with traditional financing, you may use your rent credits toward the purchase of any home I have available, not just the one you were living in.
2. I offer a matching savings program. To help you save for a traditional purchase, up to $100 extra may be paid monthly, and I'll double your rent credits! Pay $100, get $200 credit toward purchase!
